I guess the market has changed. It appears now that realtors have become like attorneys. Both sides get paid now for one transaction. It has been a while since I have bought a home but the way I depicted it was how it used to be. Only one realtor had the listing but there was a system called multi listing where realtors could split the commission. Except for exclusive sales rights no contracts were involved except a purchase contract.
 
Have you guys heard about that new fangled horseless carriage?

I don't think it'll catch on, myself.

Probably won't up in the north central area. Horses are still the ride to abide.

Pretty much, especially considering I never really wanted to buy the house in the first place. Just worked out that a mortgage on a decent enough house was about $200 a month cheaper than renting a crappy house in a bad neighborhood.

Our realtor we are selling our house through also represents the buyer. It wouldn't be my first choice, but I am a lot more comfortable with it as the seller. She only gets paid after the sale goes through so she has every reason to complete the deal. When I've bought I've always used a separate realtor.

So, we are at the appraisal stage. We offered $141.5k for this house, so the appraisal has to come in at least that high for us to be able to get the FHA mortgage. I got an email from the mortgage company late yesterday. It came back at $142k. :towel
