Buying a house is one of those things that sounds awesome because it sounds so grown up, then you notice like all grown up things it's just more responsibility, which is not so much fun.
Kinda like having a kid... Congrats [MENTION=24]mschmidt64[/MENTION]
But kids are fun [STRIKE]most[/STRIKE] many times.

Hope they take our offer. Our real estate guy agrees with me that I should be playing hardball in a depressed area.

Good time to buy but appreciation may be slow. That really doesn't matter however if yo plan to stay long term.

Real estate is pretty ridiculous across the state from what I understand. Like, the market is extremely hot right now.

As we have been looking at houses they have been flying off the market here. We had two we looked at that were under contract within a couple of days of them hitting the open market. I don't know about the rest of the state but the housing market here is smoking hot right now.

Not to be negative but the realtor is actually working for the seller. They will tend to tell you what makes you receptive to purchasing. It's possible there is a depressed market in Texas but for the most part the housing is pretty much in demand.

Say what?

Realtors can represent seller, buyers or both depending on the agreement is. That agreement is a signed contract that is legally binding. Unless clay mentioned it somewhere I don't know how you would know if it was a buyer or sellers agent.

Most of the time the realtors are showing their listings to buyers but they are representing the sellers. When you list a house with a realtor they are representing you and showing your home to prospective buyers. Even if you engage a realtor to find you a home they will generally show you their portfolio of listings which they are marketing on behalf of the buyer. Contracts aren't drawn up until such time as buyer and seller have come to terms.

You might be out of touch then. A contract with a realtor is typically signed at the time of representation. He agreement spells out of the agent is a buyer or seller agent. Your information is inaccurate. Typically you hire a realtor to represent you as you go house shopping.

You can walk into a place where an agent is representing the seller. Often times hat realtor will try to keep you with them so hey don't have to share the commission. That happens as well but it isn't as clear as you stated.

I don't know where you get the impression that it is usually a seller agent that makes the deal.
 
I don't know what LT is talking about. We have a realtor that has no association with the home we are hoping to buy except his association with me as the buyer.

You misunderstand, I have a broker representing me in the sale. There's another realtor representing the seller.
